Our shops not normally in malls, small places in suburbs.

I am jealous. Maybe I should look harder to find them in my area. Would much rather go there than bigger shops.

Small corner shops many won't venture into, normally great people selling directly from farmers.

I envy people who can still manage this. I once did the math about opening my own bakery, and the amount of bread one needs to sell just to cover the cost and other utilities is really staggering.

Rental and overheads are astronomical.....

I think rental is the biggest factor depending obviously on your business. At least, in the Cape, it does not matter where you rent, it is so expensive. I laid my dreams to rest (for a while) when I started to calculate how much I need to sell just to cover rent.

Owning at least you are able to pace spending to a certain degree, it does bite you once you decide the time is right....

For sure yes, but you need a vast amount of capital to invest in property and equipment. Helps if you have investors, but double-edged sword, as same investors will want return on their investment.

Property is always a double-edged sword, owning a home is most definitely better than renting over the years.
